KMPF Thynne Street Property Fund

KM Property Funds has launched an unlisted property fund that will invest in a commercial office property at 1 Thynne St, Bruce ACT.

The sole tenant of the property is a Commonwealth Government agency - the Australian Institute for Health and Welfare. The property has a weighted average lease expiry (WALE) of 9.2 years as at the end of March with forecast income from 1 July 2020 of 7.1 per cent per annum.

KM Property Funds expects a loan to value ratio of 47.5 per cent after the minimum subscription amount of $7.384 million, which must be raised by the minimum subscription date of 31 October 2020.

The minimum investment for the fund is 25,000 units or $25,000.
